Live-On-Site Property Caretaker – 750-Acre Mountain Estate
Location: Harrisville, New Hampshire
Position: Full-Time, Year-Round
On-Site Housing Available
A Unique Opportunity for the Right Person
Cobb Hill Estate is a spectacular 750-acre mountaintop property in the beautiful Monadnock Region of southwestern New Hampshire. With rolling meadows, forests, miles of private trails, historic buildings, and breathtaking views, the estate is home to a seasonal wedding venue and working rural farm property.
We are searching nationwide for an experienced, resourceful, hands-on property caretaker who genuinely loves rural living, working outdoors, operating equipment, and taking pride in maintaining a beautiful piece of land.
This is much more than a landscaping or maintenance job. It's an opportunity to make an extraordinary rural property your home.
The ideal candidate is someone who is happiest outdoors, comfortable working independently, mechanically inclined, and equally at home operating a tractor, splitting firewood, repairing equipment, or welcoming guests with a friendly smile.
What You'll Be Doing
- Maintaining private roads, including grading, snowplowing, and sanding
- Operating and maintaining tractors, dump trucks, and other equipment
- Mowing fields, weed whacking, landscaping, and flower gardening
- Caring for a herd of Scottish Highland Cows (fencing, feeding, field rotation)
- Cutting, splitting, stacking, and managing firewood
- Maintaining trails, wooded areas, grounds, and outdoor facilities
- Performing general property repairs and preventative maintenance
- Troubleshooting mechanical problems and keeping equipment operational
- Helping maintain the estate's rural character and natural beauty
- Occasionally assisting wedding guests and responding to property-related needs outside normal business hours, according to an agreed-upon schedule
Who We're Looking For
We're looking for a true jack-of-all-trades who has spent years developing practical, hands-on skills.
You should have:
- Substantial experience operating and maintaining tractors, plows, and similar equipment
- Proven experience with rural property maintenance, including snow removal
- Strong mechanical aptitude and the ability to diagnose and solve problems independently
- Experience with chainsaws, wood splitters, mowers, and other outdoor power equipment
- A genuine love of nature, rural living, and working outdoors in all four seasons
- A self-directed, dependable work ethic and pride in doing things right
- Good communication skills and a friendly, helpful manner with guests
- The ability to work independently without constant supervision
Experience with farming, homesteading, forestry, estate caretaking, or managing large rural properties is especially welcome.
Live Where You Work
For the right candidate, on-site accommodations are available, creating an unusual opportunity to live surrounded by hundreds of acres of natural beauty.
On-site accommodations are available in the estate's Carriage House during the colder months. During the warmer seasons, the property offers opportunities for seasonal camping and rustic outdoor living in a beautiful natural setting.
This position may be particularly appealing to someone seeking a simpler, more nature-centered lifestyle, with opportunities for hiking, wildlife observation, outdoor recreation, and enjoying the peace and beauty of rural New Hampshire.
A Special Kind of Position
Cobb Hill Estate hosts beautiful weddings and celebrations during the warmer months. While most of your responsibilities involve caring for the land, buildings, and equipment, we also need someone who understands that hospitality is part of the property.
You don't need to be a wedding professional. You simply need to be personable, responsive, and comfortable helping people when an occasional need arises.
We're seeking someone who would enjoy putting down roots at Cobb Hill, taking ownership of the property's care, and becoming a valued part of our small team.
If you're an experienced outdoorsperson, caretaker, homesteader, or mechanically skilled property manager who dreams of living and working on a beautiful mountain estate, we'd love to hear from you.
We suggest you do a search for Cobb Hill Estate in New Hampshire to learn more about the property.
Please apply with a description of your relevant experience, particularly with equipment operation, rural property maintenance, and independent caretaking. Tell us a little about why this lifestyle appeals to you.
